Project: Bethridge – Etobicoke | Foundation Waterproofing, Drainage Systems & Structural Masonry Restoration

Corcon Construction was retained to complete a large-scale foundation waterproofing and structural restoration project in Etobicoke, working in collaboration with consulting engineers from AJW Engineering. This complex project addressed severe water infiltration and structural deterioration affecting an active industrial facility.

The building was experiencing chronic water intrusion, with roof drainage improperly discharging at the foundation level, resulting in major leaks, foundation delamination, and recurring flooding within interior office spaces during heavy rainfall events. Ongoing water exposure had caused significant movement, cracking, and deterioration of both the concrete foundation and surrounding masonry walls.

Corcon was engaged to design and execute a complete water control and foundation rehabilitation system to eliminate the source of failure and restore long-term structural integrity.

Our scope included full foundation excavation, exposing compromised areas to allow for detailed concrete foundation repairs and structural masonry restoration. Corcon repaired deteriorated concrete, stabilized damaged sections, and restored the building envelope to prevent further water ingress.

To permanently resolve drainage issues, Corcon installed a comprehensive subsurface water management system, including:

  • French drain installation around the building perimeter
  • New catch basins and water collection systems
  • Full trenching and installation of underground drain piping
  • Regrading and installation of new asphalt paving to direct water away from the structure

This integrated approach ensured proper water runoff, drainage control, and long-term waterproofing performance, eliminating the conditions that previously caused flooding and structural damage.
