Project: Yonge Street – Underground Parking Garage Rehabilitation & Top Deck Waterproofing

Corcon Construction successfully delivered a large-scale underground parking garage rehabilitation and top deck waterproofing project on Yonge Street in Toronto. This multi-phase, engineer-led restoration addressed significant structural deterioration and building envelope deficiencies across both the underground garage and exposed top-side deck systems.

Working in close coordination with consulting engineers, Corcon completed extensive through-slab concrete repairs, localized structural concrete restoration, and full underside (soffit) rehabilitation, while also undertaking the removal and replacement of critical load-bearing components, including deteriorated ledge beams and reinforced concrete columns. The project further included comprehensive drainage system upgrades, such as full drain replacements and trench drain system installations, along with exterior exit concrete repairs to restore safe and functional access points.

To complete the restoration, Corcon executed full parking garage painting and line marking, removed and installed high-performance traffic topping waterproofing systems, and performed a complete top deck reconstruction, including removal of existing waterproofing systems, mastic replacement, and new asphalt installation—delivering a fully protected, watertight surface designed to withstand heavy vehicular traffic and harsh environmental exposure.

All work was carried out in carefully coordinated phases to maintain building operations, while ensuring structural stability, safety, and long-term performance throughout the duration of this complex restoration.
